Close enough that same-day is the normal answer, not the exception.

When the builder warranty runs out and the upstairs still will not hold temperature, we run an actual load calculation and fix the airflow — instead of telling you that is just how it is.

The Crossvine and the newer 3009-corridor subdivisions went up with builder-grade equipment sized to minimum code. Right around year ten, the labor warranty is gone and the cracks show — a weak second-floor zone, a condensate drain that was never trapped right, a capacitor cooked by an attic that runs 140 degrees. We fix the actual problem and quote it flat before we start.
The established neighborhoods around Randolph AFB have homes from the 1970s and 80s running their second or third AC system and, often, their original electrical panel. We replace tired panels, swap out the Federal Pacific and Zinsco boxes that insurers flag, and bring the wiring up to NEC 2023 without turning it into a gut job.
Schertz is a Randolph town, which means homes change hands on PCS orders and rentals turn over fast. A system that ran hard for a tenant and then sat empty for two months will fight you when it starts back up. We do pre-listing and move-in checks so the AC is not a surprise the first hot week.
