When a Whole Neighborhood Ages at Once

Bentwood Ranch went up between about 2004 and 2013. That means an entire neighborhood of AC systems is hitting the ten-to-fifteen-year wall at the same time — and capacitors and compressors do not check the calendar before they quit.

Cibolo is mostly newer construction — most of the town was built after 2000 — so the calls cluster around aging builder equipment, growing electrical loads, and the occasional older home in Old Town.

Builder Systems Reaching the End

The big Cibolo subdivisions — Bentwood Ranch, Falcon Ridge, Turning Stone, Buffalo Crossing — were built with builder-grade HVAC sized to minimum code. Ten to fifteen years later those systems are failing in clusters: tired capacitors, leaking evaporator coils, compressors that have run every summer flat-out. We diagnose flat-rate and fix it right rather than nursing it along another season.

Growing Loads on the Same Old Panel

The homes are newer, but the demands keep climbing — EV chargers, hot tubs, pool equipment, a shop out back. We add circuits, upgrade panels, and put in whole-home surge protection, which matters more than people think on the ERCOT grid out here, where voltage transients are common.

Old Town Cibolo

Away from the subdivisions, Old Town Cibolo has older homes with older wiring and, sometimes, no real ductwork. Those are good candidates for a ductless mini-split — zoned comfort without tearing the house apart — and for a panel that was never meant to run central air.

IAQ in Tight New Houses

Newer homes are built tight, which is great for the energy bill and rough on indoor air — humidity, dust, and stale air get trapped. Duct cleaning, a whole-house dehumidifier, or a fresh-air solution makes a Cibolo new-build a lot more comfortable than the builder package did.

No. Cibolo is a short drive from our Seguin shop and a regular service area, so there is no distance surcharge. You pay the flat service call, in writing, and it is waived when you book the repair.
Yes. We add dedicated circuits, upgrade panels to handle the extra load, and install Level 2 EV chargers. In a newer Cibolo home the panel usually has room, but we check it properly rather than just landing another breaker and hoping.
Newer Cibolo homes are built tight, which traps humidity and dust the builder package was not set up to handle. A whole-house dehumidifier, a duct cleaning, or a fresh-air solution usually fixes it. We will tell you which one your house actually needs instead of selling all three.
